But due to difference in natural conditions, some land will never reach the productivity level of some other land.

Also, there is the issue of availability of the up-front fund (if the first year harvest is not enough to feed you), and the risk involved (the land is not as fertile as you thought). It's more like the choice between being employeed and starting your own company, I guess.

But still, I think these considerations are still secondary. The main reason for rent is that the natural conditions of the land is better than what you can acquire for free and develop by yourself.
